A dozen industrial properties set for development in Whitby, with most in the booming north

The mad rush to build homes to house Durham Region’s growing population is all well and good, but jobs for the influx of new residents is equally as important.
Whitby is one of the prime spots in the region for industrial and commercial growth and there are a dozen signature sites available, including eight in the North Whitby Employment Area alone.
With much of the land south of Taunton Road already built up, the booming north is the area of biggest growth in Whitby, starting with 194 acres of prestige industrial developable land at 5670 Ashburn Road with prime exposure to Highway 407 and access to highways 407, 412 and 401.
The site has opportunities for investors and companies looking to buy, lease or design-build.
Permitted uses for prestige industrial include light industrial professional, corporate, and industrial office buildings, data processing centres, commercial/ technical schools, post-secondary institutions, and research and development facilities, among others.
Just to the east of that site is 1.6 million square feet of industrial space in multiple buildings at 5360 Thickson Road, south of Highway 407, that is expected to be ready in the near future.
Another newly constructed industrial building available for lease is at 4680 Garrard Road, with 650,000 sq. ft. of industrial space that is available now.
This building is zoned for general industrial, which allows manufacturing, processing, assembly, servicing, storing of goods and raw materials, warehousing and related purposes such as utility yards, and transportation terminals.
A new speculative industrial building on 5380 Baldwin Avenue South with direct access to Highway 407 is available soon, with more than 310,000 sq. ft. available for lease in the third quarter of 2025.
The building is zoned prestige industrial.
A prime employment parcel located a stone’s throw south at 5605 Baldwin Street South and Highway 407 is available now with more than 18 acres available to purchase together, or as 1.64-acre and 16.88-acre parcels.
These lands are also zoned prestige industrial.
A 350,000 sq. ft. build-to-suit opportunity is nearby on 5385 Thickson Road, with two parcels of land and a range of industrial space and customizable building opportunities. Strategically located in rapidly growing employment area. Details
The site has two parcels of land: 9.82 acres and 22.54 acres.
There is also a vacant parcel of land at Finchingfierld Drive & Baldwin Street South in a growing commercial area that could be the site of a hotel or major office.
The entire site is 10.65 acres and smaller options are also available.
The final site in the North Whitby Employment Area is an industrial spec building at 5455 Baldwin Street, with phase 2 of the project including a 313,980 sq. ft. industrial building with site preparation already completed.
There are also properties in the Hopkins Employment Area, two spots in the South Whitby Employment Area and one site in the West Whitby Employment Area.
An industrial building at 901 Hopkins Street is nearing completion, with move-in dates expected in the second quarter of next year.
The building is nearly 300,000 sq. ft., with 40-foot clear heights, 30 truck-level shipping doors and two-drive-ins. The site is zoned for general industrial.
The South Whitby Employment Area has two sites coming soon, including two industrial buildings zoned general industrial at 220 Water Street with demolition complete and construction underway; and a speculative industrial building at 1900 Boundary Road that should be available in the final quarter of 2025.
The 340,000 sq. ft. building is also zoned for general industrial.
The final signature site available in Whitby is a vacant industrial parcel at 1650 Halls Road in west Whitby that should be ready by the third quarter of next year.
The 30.72-acre site offers up to 550,000 sq. ft of general industrial employment land.
