Average house price just under $1 million in Durham, with Whitby, Uxbridge and Scugog boasting most expensive homes

Both the average house price and sales in the overall Durham region are pretty much in line with last year’s levels, with prices dropping slightly from $996,452 in June 2023 to $956,428 last month.
According to data recently released by the Central Lakes Association of Realtors (CLAR), Whitby, Uxbridge and Scugog are the most expensive municipalities in the region, boasting average home prices over the $1 million mark.
Sales haven’t shifted much year-over-year, with 877 homes in the region changing hands last month–just slightly under the 891 homes that sold in June 2023. That said, the report suggests buyers have more inventory to choose from, as active listings climbed to 2,181 from 1,344–a 62 per cent increase.
“The recent interest rate cut was expected to encourage some buyers to enter the market. However, it appears many are still waiting for further cuts,” CLAR President Vicki Sweeney said in the report.
“As a result, the number of days on market has increased across our region, leading to a rise in active listings.”
The average price in Durham is lower than the GTA average. Today, the Toronto Regional Real Estate Board announced that the average price in GTA (which also includes Toronto proper) hit $1,162,167 last month (which is 1.6 per cent lower than this time last year).
As far as home types go, the average detached home price in Durham hit $1,055,151 last month. Semi-detached homes cost buyers an average of $818,247, townhouses cost $832,350, and condos cost $578,306.
Uxbridge remains the most expensive municipality for homebuyers, boasting an average home price (all home types combined) of $1,304,895. Buyers can also expect to pay more in Whitby ($1,061,199), Scugog ($$1,158,254), Pickering ($991,677) and Ajax ($982,871).
The average price in Clarington hit $896,491 last month and the average price in Oshawa came to $822,846.
The most affordable municipality is Brock, where the average price sits at $764,727.
