Land advantage attracting industrial/commercial investors to Scugog, Uxbridge and Brock

While the big towns in Durham Region’s more densely populated south get most of the attention from industrial and commercial investors, the communities of north Durham are getting noticed as well.
After all, Uxbridge, Scugog and Brock townships have a lot more of what the clients want than their big city neighbours: land, and plenty of it.
UXBRIDGE TOWNSHIP
Uxbridge in particular has plenty of business opportunities, with six ‘signature sites’ marketed by the Region of Durham. The sites are spread out over three different business parks, with two in Downtown Uxbridge, three in the Uxbridge Industrial Area and one in the Parratt Road Industrial Area.
Uxbridge Industrial Area
The Uxbridge Industrial Park at 11 Paisely Lane is a brand-new industrial building for lease in the booming Uxbridge Industrial Area, with multiple size options available including 2,752 sq ft; 5,505 sq ft; or 8,200 sq ft.
The building is connected to municipal water and private septic system with multiple large drive-in doors.
Non-residential use is permitted, including light equipment sales and rental, light industrial manufacturing/processing/ assembling/fabrication, motor vehicle repair, warehousing and a wholesale establishment.
The proximity to major transit routes is via Durham Road 47 and the site is just 14 kilometres from Highway 404 and 15 kilometres from Highway 407.
A vacant parcel of land at 37 Anderson Boulevard is also available, with the 4.83-acre site – flat, graveled and fenced and with access to municipal water – up for sale.
Outdoor storage permitted (subject to conditions) and the property has a range of permitted uses, including the same uses as the Uxbridge Industrial Park building, as well as data processing.
There are several parcels of land for sale at 123 Highway 47 in the Uxbridge Industrial Area.
The employment designated lands on the south side of Durham Regional Highway 47 are going through an industrial plan of subdivision process to offer several smaller parcels available for purchase and the land owner will work with interested investors and businesses looking to ensure that parcel sizes and location fit within their plans.
The existing public water system from an industrial area on the other side of Highway 47 will be extended to this parcel and fibreoptic broadband is poised to arrive to the area later this year.
Downtown Uxbridge
There are two sites near the downtown core available for lease, including a new professional building at 2 Victoria Drive. The 5-storey building is zoned for office, medical and/or retail space, with 546,000 square feet offered.
The size of leasable space is flexible with the opportunity for up to 10,000 sq ft on a single floor. Parking and electric vehicle charging is on-site.
Non-residential permitted uses also include a retail or commercial establishment and a place of entertainment. It’s a short drive to Highway 7/12 and a slightly longer trip to Highway 407, Highway 404 and Old Elm GO station. There’s also a GO bus stop just metres away.
Another new professional office is located at 83/89 Brock Street West, with the 5-storey building zoned for medical and retail uses. Just like its neighbour on Victoria Drive, the size of the leasable space is flexible with the opportunity for up to 10,000 sq. ft. on a single floor.
Parratt Road Industrial Area
A vacant parcel of industrial land is available in the Parratt Road Industrial Area, located adjacent to other industrial operations. Severance is available, with 3.3 acre and 6.6 acres sites offered.
The property is flat and levelled and parking is permitted on the land. Outdoor storage is also allowed (subject to conditions).
A range of permitted uses make the site attractive to investors and the land is close to highways 12 and 48 running north and south.
SCUGOG TOWNSHIP
Scugog has one site available: the Port Perry Employment Area in a future industrial subdivision.
Most of the properties are in the range of 3.5 to 6.5 acres, with construction expected to take place over the next few years; aligning with municipal servicing expansion.
Permitted uses include a brewery or winery, heavy equipment sales/service/rental, light manufacturing, self-storage facility and a warehouse.
BROCK TOWNSHIP
Brock has two properties available and they’re both in the Beaverton Employment Lands. A vacant 78-acre parcel of land at 950B Thorah Concession Road 5 in the growing south end of Beaverton should be hooked up to sanitary sewer soon as part of the Beaverton Lake Homes housing development.
Short watermain extensions may be required to connect to the watermain located at Thorah Concession Road 5 and Regional Road 23.
Pre-consultation was held in 2022 for industrial plan of subdivision on the site and any use would require re-zoning. The site is less than three kilometres from Highway 12.
A vacant 40-acre parcel of designated employment land is also for sale on Main Street in Beaverton, with public water and sanitary sewer expected to reach this parcel in the coming years. Dry/low water user with a private sanitary septic system could likely be accommodated in the short-term.
