If you’re looking for a more affordable Airbnb in the GTA–say, for an upcoming slate of Taylor Swift concerts–you might want to look east of Toronto.

A new report by financial advice website Money.ca recently found that the Durham region municipalities of Oshawa, Ajax and Whitby offer more affordable short-term accommodations than other Canadian towns and cities.

According to the report, the average nightly cost of a one-bedroom Airbnb unit in Ajax is $104. The cost of a two-bedroom unit climbs to $135, and for a three-bedroom, guests will pay about $194. An entire property will cost about $144.

Compare that to Toronto and Mississauga, which rank second and third, respectively. The report, created by calculating how much homeowners can earn by renting out properties in different Canadian cities using Airbnb’s earnings calculator, found the average cost of a single night’s stay in Toronto is $315. One and two-bedroom units cost $225 and $305, respectively, while three-bedroom suits cost about $415 a night.

In Mississauga, the average price is $305, with one- and two-bedroom suites costing guests an average of $218 and $292. Three-bedroom properties cost about $405 a night.

Other Durham municipalities are even more affordable.

In Oshawa, one- and two-bedroom units cost about $102 and $123 a night, respectively. A three-bedroom will cost $199, and an entire property about $141. In Whitby, one- and two-bedroom units cost $102 and $120, respectively. Three-bedroom suites cost about $195 and entire properties about $139.

On average, Durham towns and cities are more affordable for Airbnb guests than Kingston, Windsor, St. Catharines, Hamilton, Oakville, Burlington, Milton and Brampton.

Places that offer more affordable Airbnb units than those found in Ajax, Whitby and Oshawa include London, Cambridge, Winnipeg, Waterloo, Kitchener, Saskatoon, Regina and Edmonton.

According to the report, Edmonton offers the cheapest accommodation of Canada’s 50 most populated cities, with a one-bedroom costing about $93 a night.

Vancouver is the most expensive city for Airbnb suites. According to the report, a one-bedroom in the B.C. city costs about $233 a night.

“This study offers an insight into which cities are most lucrative for Canadians to list their properties on Airbnb,” Kris Bruynson, VP, marketing and product at Money.ca, said in the report.

“Canada’s largest and most populous provinces, Ontario, Quebec, and British Columbia are also home to the most profitable cities for Airbnb hosts. Residents in these cities can conveniently earn extra income by listing their properties on Airbnb when they are going to be away.”
