As usual, Durham Region remains among the most affordable areas to purchase a home in the GTA according to the real estate tracking service, Zoocasa. Their latest round-up of newly sold homes shows Oshawa and Pickering have some of the most affordable units on the market.
Number 5: 305 Nassau Street, Oshawa
Squeaking onto the list as the fifth most affordable home in Durham is 305 Nassau Street, a two-bed, one-bath house near the city’s centre. The home sits in a residential neighbourhood off Gibb Street and Park Road putting it in walking distance to the downtown core and the Oshawa Centre.
“Thoughtful upgrades and improvements throughout create a comfortable and inviting atmosphere. The main floor boasts a primary bedroom that offers convenient, single-level living,” reads the Zoocasa listing, “The spacious eat-in kitchen is perfect for family meals and entertaining, complete with updated fixtures and plenty of counter space.”
Though among Durham most affordable homes, the price of the unit has still ballooned in recent years. It sold for $160,000 just ten years ago but just recently sold for $484,500 thanks to a hotter market and some renovations to modernize the home.

Number 4: 1501 – 1255 Bayly Street, Pickering
In fourth place is a modern, one-bed, one-bath condo in Pickering’s “it” neighbourhood, Bay Ridges. The condo tower by Chestnut Hill sits just off Highway 401 near the Pickering Go Station.
The building is in an area brimming with restaurants, coffee shops, gas stations, cinemas, grocery stores, and eateries. It features an outdoor pool with a hot tub and cabanas, a party room, a meeting room, an outdoor dining and BBQ area, a gym, a sauna, a concierge, and visitor parking.
The condo itself is a bachelor pad with its own laundry facilities. It sold for $475,000 one month ago.

Number 3: 307 – 219 Main Street North, Uxbridge
Third place is another condo up in Uxbridge Township. The Mossbank Condominium building sits on the north side of town just off Concession Road 7. This road runs nearly straight south to Highway 407 and Highway 412. The town itself is a quick jaunt to Port Perry to the east and Newmarket to the west.
The condo itself is somewhat larger than the 1255 Bayly unit, with two large bedrooms and one bathroom. It also features a spacious, covered balcony, surrounded by nature and mature trees.
However, unlike the more urban homes on the list, this home is not in a very walkable area, requiring a car to reach most amenities.
The condo sold two weeks ago for $435,000, nearly three times its last sale price of $153,500 in 2009.

Number 2: 419 – 50 Richmond Street East, Oshawa
Back to the south end of Durham Region is McLaughlin Square, an older residential building and mall in central Oshawa. The building sits just north of Bond Street in the downtown core.
Unit 419, which sold for $420,000 about a month ago, is a two-bed, two-bath condo featuring a walk-out to a huge balcony overlooking the courtyard. It also features a newly renovated kitchen and an en suite bathroom.
The location is listed as a “walker’s paradise” with a host of amenities, shops and restaurants a short hike down the street.

Number 1: 1806 – 2550 Simcoe Street North, Oshawa
Finally, the most affordable home recently sold in Durham Region is just a quick trip north of the last at 2550 Simcoe St. N. The condo building is just a stone’s throw from the Durham College and Ontario Tech University campus, making a perfect home for a student or young professional.
The condo features one bed and one bath as well as a single parking space. The surrounding Windfields neighbourhood is a quickly growing area of Oshawa with numerous new stores and restaurants.
However, like other more northward homes, the environment is more car-dependent than further south. That said the neighbourhood is serviced well by Durham Transit, according to Zoocasa.
The unit recently sold for $415,000.
