Northwoods Business Park – Oshawa’s ‘signature’ industrial/commercial jewel

Northwood Business Park has been helping lead a new wave of job growth and attracting some major multinational employers of late to a 500-acre site near the Oshawa Executive Airport, two post-secondary institutions and close to major highways and rail lines.

Blue-chip companies like global dairy giants and restaurant services kingpins have already signed on and a new multi-use, multi-generational and multi-seasonal community centre (with a price tag of upwards of $150 million) with an aquatic centre, library, gymnasium and indoor track and outdoor amenities is also coming to the site in the near future.

“We are a community exceptionally positioned to create and secure well-paying jobs, offering major blue-chip companies a sustainable and competitive advantage in Canada and the Greater Toronto Area,” said Oshawa Councillor Tito-Dante Marimpietri, who serves as the Chair of the city’s Economic Development and Planning Services committee. “Our city offers direct access to one of the largest consumer markets in North America.”

The key is the available land in this fully serviced land parcel, which is near post-secondary institutions like Ontario Tech University and Durham College and research facilities such as ACE – the Automotive Centre of Excellence and its world-famous wind tunnel.

There is industrial and commercial land available in other areas of Oshawa, but as far as promoting its ‘signature series’ of properties for prospective entrepreneurs and investors, all eight sites being marketed in Oshawa are in the Northwood Business Park.

1755 Thornton Road

1777 Thornton Road North and 1755 Thornton Road North

Together these two sites make up 21 acres of prime developable land. The rectangular parcel has the bonus of being development charge-exempt for industrial uses.

Permitted uses include commercial school or training centre, food preparation plant, light industrial uses including light manufacturing, processing of semi-manufactured goods or assembly of manufactured goods, research and development establishment, warehouse for semi-manufactured or manufactured goods.

Like all the lands in the Northwoods Business Park, the property sits right next to the Oshawa Executive Airport (close to several local highways) and is served by regional bus transit.

1995 Thornton Road North

A fully serviced irregular parcel, this address contains plenty of conservation features, including a creek that passes right though the property.

The land is also development charges-exempt if used for industrial purposes.

A rectangular parcel with the same features and zoning as its neighbour to the north.

Thornton Road and Conlin Road

Fully serviced, there is the potential to build a 560,000 sq. ft. ‘non-contiguous’ facility on site. Choose industrial and no development charges but there are plenty of options for the land, which is just west of research centres at Ontario Tech University, Durham College and the ACE wind tunnel.

1497 Stevenson Road North

Located on the east side of the business park, this rectangular plot of land is also fully serviced and in the middle of Oshawa’s booming northwest corridor. The site contains conservation features and has water and sewer servicing for a planned future project nearby.

The same zoning exemptions as the other sites also apply on this property.

309 Conlin Road West

The eighth and final parcel of land available in Northwood Business Park is also fully serviced and ready for development.
