Oshawa, Whitby, Ajax make list of ‘Most Searched’ housing markets

From searching for ‘cheapest houses for sale’ to ‘luxury homes,’ prospective buyers are looking for their next home in Durham Region, with three Durham communities cracking the top ten for ‘most searched real estate markets’ in the GTA in a study by real estate brokerage Zoocasa.

Oshawa, which generally makes the ‘most affordable’ column rather than the luxury list, came in #2, right behind Toronto, which, as Canada’s largest city and one of the most ethnically diverse metropolis in the world, is a no-brainer.

Oshawa was praised by Zoocasa for its “rich history and culture” and its significant employment base, from the automotive sector and technology to food processing and healthcare.

Numerous parks, museums, a long history as a music mecca and its waterfront were also cited as reasons for its high ranking on the list.

Oshawa has already made it on Zoocasa’s hidden gems and cheapest houses for sale series this year. Here are some listings currently available.

Whitby, Oshawa’s neighbour to the west, locked in at #4 on the list, following Richmond Hill. Whitby was given top marks for its historical harbour – one of the oldest in Canada – which offers plenty of attractions like museums, galleries, restaurants, shops and a lively marina.

Whitby also boasts a well-preserved heritage district with charming 19th-century architecture, a variety of outdoor activities and two stunning beaches, which provide visitors and locals with great views over Lake Ontario. Whitby also has plenty to offer in culture, like several theatres, including the musical theatre center Whitby Lyric Theatre and live music venues like the historic Opera House.

So far in 2023, homes in Whitby are selling for an average price of $1,037,531 – far below the GTA’s average price of 1,439,735 – and are typically sold 12 days faster. View homes for sale in Whitby here.

Scarborough, Hamilton, Vaughan and Brampton took the next four spots on the list before Durham Region town #3, Ajax, made its appearance ahead of the number ten ‘most viewed’ city, Mississauga.

Ajax was given its due for its combination of contemporary conveniences, nature, and recreational options, from canoeing or kayaking on Lake Ontario, fishing in a neighbouring river, or exploring the area’s trails. The McLean Community Centre and St. Francis Centre for Community, Arts and Culture are just two of the many cultural attractions.

Four golf courses can be found in Ajax and while there’s plenty of affordable housing options, the town also made it on the list of million-dollar homes in Canada this year.
