Strata.ca says Pickering, Oshawa where the bargains are in the condo market

The best market in Durham Region for condos right now is in Pickering, while there are bargains – as well as upscale showpieces – available in Oshawa as well.

So says real estate company Strata.ca, who is reporting that the most expensive condos sold in Durham in the past 30 days are 900 Wilson Road North, Unit 1401, in Oshawa at $1.5 million; 1890 Valley Farm Road North, PH12, in Pickering at $860,000; and 650 Gordon Street, Unit 115, in Whitby at $805,000.

Overall, says Daniel Forte, a realtor at Strata, it’s in Pickering where the deals are.

“Right now, Pickering is the cheapest region in Durham to purchase a condo. Buyers are paying an average of about $594 per square foot. The most expensive region is Clarington with prices at $637 per square foot.”

The three cheapest condos sold in the last month are all in Oshawa, however. An apartment at 454 Centre Street South, Unit 108 sold for $392,000 while one at 936 Glen Street, Unit 412 sold for $405,000. An upscale condo at 44 Bond Street West, Unit 619 in the heart of Oshawa’s downtown changed hands for a surprisingly low price of $420,000.

“It appears that 1-bedrooms and 1-plus dens are the hottest unit types in Durham,” Forte added. “Two-bedroom condos are also receiving multiple offers, but they are slightly less competitive than the smaller units.”
