10-storey tower proposed for busy part of Oshawa

An area near Durham College and the University of Ontario Institute of Technology that’s already seeing some new developments could soon be home to a 10-storey building.

Recently, the City of Oshawa announced that a public meeting will be held next month to discuss a development application that, if approved, will bring a new mixed-use residential and commercial building to the Samac community in the municipality’s north end. 

The city says the building has been proposed for lands located at 1804, 1806, and 1808 Simcoe St. N. and 426 Niagara Dr. The application, which will require an amendment to Oshawa’s official plan due to the density request, was submitted by Bousfield Inc. on behalf of Oshawa 6IX Limited Partnership.

If approved, the new building will feature 386 apartment units and 26,674 square feet of commercial floor space.

In order for the development to proceed, exemptions must be made to current zoning rules to allow more density (822 units per hectare), reduced yard depths, reduced landscaped open space, increased lot coverage, reduced required parking and more. 

According to real estate website Wahi, the Samac area is home to many low-rise, single-family houses that were built in the early 2000s and 2010s. Wahi also says the area is known for its “flourishing arts scene with annual festivals.” 

Other development is happening in the area. A new condo tower, dubbed Treehouse Studios, will bring 142 new units to the community. The seven-story tower is set to occupy 1664 Simcoe St. N, currently home to a single-story house on the corner of Niagara Drive. The site sits just 500 metres from the college and university campus. The new building will feature several amenities, including a gym, study lounges, rooftop access, and a party room with a kitchen.

The public meeting regarding the application for the 10-storey development is scheduled for Oct. 7 in the council chamber in City Hall (50 Centre St. S.).
